PACIFIC BEACH SANDS-PROPERTY REKEY

Please be advised that the property will be rekeyed on Friday, April 22.  The current common area keys will no longer work as of that date.

West Coast Management will be onsite in the courtyard to distribute new keys from 9am-10am on Thursday, April 14 and Tuesday, April 19.

Photo ID is required to pick up new keys; tenants will also need written permission from the owner to collect the keys.

Owners can request their replacement keys be mailed directly to them. If choosing the mail option, please make this request to West Coast Management ASAP to ensure the keys arrive in time.

Hydrojetting – Dec. 21, 2021

DECEMBER 21

Residents are advised that hydrojetting of the garage pipes is scheduled for Tuesday, December 21.

Vehicles need to be removed from the garage on by 8:30am.

Service is anticipated to take 4-5 hours.

FIRE SPRINKLER REPAIRS – OCTOBER 26

Pacific Beach Sands residents are advised that the repairs to the fire sprinkler systems identified in the recent inspection are scheduled for Tuesday, October 26.

Please find the below schedule and note the (approximate) time frame for your unit and (if applicable) your storage unit.

These repairs are mandatory for the certification of the buildings. Any costs incurred for rescheduled inspections will be billed to owners.

Make sure access is available to the noted units/storage units for A&D Fire to perform the repairs on Tuesday, October 26.

WATER SHUT-OFF JULY 6

WATER SHUT-OFF JULY 6

Pacific Beach Sands residents are advised that a water shut-off is planned for Tuesday, July 6, 2021, to allow for a dripping ceiling pipe to be replaced/repaired in the garage above spaces 26 and 27.

Water will be turned off at approximately 10am and is anticipated to remain off for several hours as the repair is completed.

Service will be restored as soon as possible.

WINDOW CLEANING JUNE 3

Attention PB Sands residents,

Please be advised that the next window cleaning is scheduled for Thursday, June 3. An informational list for window cleaning has been prepared and posted on the PB Sands website at pacificbeachsandshoa.com. Please review this posting in preparation for the upcoming service.

Owners wishing to have their interior windows cleaned need to notify management by email no later than Wednesday, June 2, at 12pm. Those owners will have their accounts assessed $25 for the service.

Please note this general reminder to remove screens and place them outside the door of the unit for cleaning, and to keep all windows closed to avoid dripping into the units.

Exterior balcony windows are included in the service for the building at no extra charge. NOTE: Residents need to contact management no later than Wednesday, June 2, to arrange this service, and MUST allow access through their units for the cleaners to reach them.

Bees

Dear Pacific Beach Sands owners,

West Coast Management has received reports of bees in the courtyard.

Bee Best Bee Removal will be onsite this evening to treat the area and/or remove the bees.

Meanwhile, please exercise caution when in the courtyard.

Bike Removal

Hot Water Issue

Dear Pacific Beach Sands owners,

Management has received several reports of hot water not warming up to full temperature.

Drainrunner Plumbing will be onsite tomorrow, Thursday, February 4, to inspect/repair.  They have requested access to those units that have reported this issue.

West Coast Management is contacting those units directly.

Drainrunner will be onsite between 9am and 10am to begin their evaluation.

Elevator Out of Service

Dear Pacific Beach Sands residents,

Please be advised that Management has received reports that the elevator is malfunctioning. OTIS Elevator has been contacted and we are awaiting confirmation of an inspection/repair time.

Updates will be provided as details become available.

For the moment, the elevator remains out of service.

LOCK BOX REMOVAL-NOVEMBER 18

Attention Pacific Beach Sands Residents:

There are a number of lock boxes along the fence on Hornblend Street. Placement of lock boxes needs to be requested through management and approved by the Board. They are only allowed for temporary realtor use for showing properties.

Anyone with a lock box currently on the fence needs to contact Management as soon as possible to confirm placement or remove them.

Lockboxes will be removed by Maintenance after Wednesday, November 18.

THIRD-FLOOR DECK REPAIRS BEGIN

The repair to the third-floor deck will begin this week, August 12-14, and is anticipated to take two weeks, depending on the extent of the damage.  There will be construction noise during the project and access to the NE portion of the walkway will be restricted.

Empire Works is the contractor for this project, which requires extended periods for the new deck surface to cure.  Please respect any boundaries established by the crew to prevent additional repairs from walking across the surface before it has set properly.

Coronavirus-West Coast Management

Dear Pacific Beach Sands Owners:

Our executive team is closely monitoring the developments related to COVID-19. The health and safety of our employees, industry partners, customers, our families, and our community is our highest priority.

As such, we have put several policies and procedures in place to mitigate the risks, in accordance with CDC recommendations, so that we can continue to operate and provide all contracted services to our customers.

We are minimizing physical contact through the following measures: the office staff is working remotely; all non-essential meetings are being postponed; all methods of communication have been relegated to phone, email, and conference calls.

Our field staff will also minimize contact with customers or building occupants. The field staff has been instructed to maintain a safe distance of 6ft from residents, as well as refrain from handshaking.

This is a fluid environment, and we are staying on top of the latest developments. We will advise you promptly should developments warrant an alternate plan or response.

We are committed to our customers, our employees, and the community.

POWER OUTAGE-JANUARY 26

Attention Pacific Beach Sands owners,

A planned power outage for maintenance of equipment is scheduled by San Diego Gas and Electric for Sunday, January 26.

The outage is planned to begin at 11pm and is anticipated to last seven hours.

Unsafe weather conditions or unforeseen events may prolong this outage.
